$600M Mixed-Use Lifestyle Hub Coming to Pittsburgh’s North Shore
The 15-acre project will transform long-neglected industrial land into a riverfront community, creating 7,100 jobs
PITTSBURGH (January 9, 2025) – Development plans have been approved for a $600 million mixed-use lifestyle hub on Pittsburgh’s North Shore that will transform 1.7 million square feet of riverfront industrial space. Situated at the intersection of West North Avenue, Kroll Drive, and Route 65 in downtown Pittsburgh, it is expected to support 7,100 jobs over its six-year, two-phase timeline.
Developed by Piatt Companies and meaning “promenade over water,” the Esplanade development will foster connectivity with neighboring communities, the environment, and rivers, while offering modern amenities. The project will introduce over 400 apartments with 20% of those being affordable units, more than 105 condominium units, a 225-room hotel with event space, 1,600 feet of river frontage, and community amenities such as an aquarium, grocery store, museum, splash park, trails, public art and a 50-meter Ferris wheel.
The Esplanade will generate additional regional benefits through tax revenues and job creation, which will bolster key industries as well as public and household revenues. It is expected to generate $75.3M annually after completion in addition to $58.1M in one-time tax revenues during construction.
Additionally, the project leverages special financing tools, such as Transportation Revitalization Investment Districts (TRID), to link transportation improvements with land development. By enhancing regional infrastructure and increasing accessibility, the Esplanade is poised to benefit surrounding communities and serve as a catalyst for continued growth and accessibility in the area.
This development news comes on the heels of Governor Shapiro’s announcement of a 10-year, $600M plan to redevelop Pittsburgh Downtown—just across the river from the North Shore Esplanade site. The downtown will also feature updates to public spaces and safety and expanded cultural programming.
